Known for its strong market presence and commitment to service excellence, the business offers a structured and supportive property management environment. The property management department is supported by dedicated Associate Property Managers, Leasing Specialists, Trust Accounting professionals, and Virtual Assistants, allowing senior team members to focus on client relationships, portfolio performance, and strategic property management. They are currently seeking an experienced Senior Property Manager to join their team in a leadership-focused role managing a well-maintained portfolio.
Key Responsibilities
- Manage a 120-160 residential property portfolio while maintaining strong relationships with landlords and tenants
- Oversee and mentor an Associate Property Manager, ensuring compliance, service standards, and operational efficiency
- Review routine inspection reports prepared by the Associate PM and communicate outcomes with property owners
- Coordinate and manage maintenance requests, including liaising with tenants, owners, and trades to ensure timely resolution
- Manage tenancy matters including arrears management, notices, vacate inspections, bond finalisation, and dispute resolution where required
- Provide professional advice to landlords regarding legislation, property performance, and maintenance strategies
- Maintain accurate records within property management systems and ensure compliance with tenancy legislation
- Contribute to the overall performance and culture of the property management team while meeting portfolio KPIs
Requirements
- Previous experience as a Property Manager, with the ability to independently manage a portfolio
- Strong understanding of Queensland residential tenancy legislation
- Native tongue of English speaking skill
- Excellent communication and relationship management skills with both landlords and tenants
- Highly organised with strong time management and attention to detail
- Proven ability to handle conflict resolution and problem solving in property management scenarios
- Leadership capability with experience mentoring or supporting junior team members highly regarded
- Proficiency with property management systems and general office software
