Our client is a well-regarded property management agency based in Melbourne. They deliver customised and professional rental services across the residential sector, grounded in exceptional client care and a strong reputation.
They are seeking an experienced and proactive Senior Property Manager to join their dynamic team. This role is ideal for someone who thrives under responsibility, excels in stakeholder communication, and is confident in delivering high-quality service across a substantial portfolio. With strong administrative support, this position allows you to focus on strategic and relationship-based tasks—with NO routine inspections, NO leasing duties. The operation time starts at 8:30 am-5:30 pm, with 2 days of WFH after probation.
Key Responsibilities
- Portfolio Oversight: Manage a well-maintained residential portfolio of 190–200 residential properties. Oversee all aspects of tenancy management, ensuring compliance and smooth operations.
- Stakeholder Relations: Act as the primary point of contact for landlords and tenants. Build and maintain strong, long-term relationships through proactive communication and problem-solving.
- Operational Excellence: Handle daily portfolio operations including maintenance coordination, rental reviews, arrears management, and lease renewals. Manage vacancy processes—advertising, coordinating open times with the leasing team, and facilitating transitions.
- Administrative Management: Maintain accurate and organised property records, documentation, and compliance files. Utilise PropertyMe and Inspection Express to ensure efficient workflow and portfolio accuracy.
- VCAT Representation: Prepare documentation and attend VCAT hearings when required, confidently representing client interests.
- Team Collaboration: Work closely with administrative support, virtual assistants, and the internal leasing team to ensure consistency, retention, and portfolio growth.
- Working Hours: Monday to Friday from onboarding. After probation, you will get on-site working for only 3 days (Mondays, Tuesdays, and Thursdays), and 2 days WFH.
Requirements
- Excellent English proficiency with professional communication and phone etiquette.
- Proficiency in Mandarin is preferred but not essential.
- Minimum 2 years of Property Management experience.
- Strong knowledge of the Victoria Residential Tenancies Act.
- Must hold a valid Australian driver’s license.
- Must be an Australian Citizen or Permanent Resident.
