Our client is a well known and established Real Estate agency who dominating the market share of many suburbs across New South Whales, they provides a complete range of Real Estate services in both Residential and Commercial.

One of their office located in the Sydney CBD area is now seeking for a Commercial Property Manager to join their growing dynamic team!

Responsibilities:

  • Undertake frequent inspections in order to oversee the presentation and maintenance of the property Facilitate resources, both in-house and out-sourced, promoting an overall team effort to maintain services and resolve property issues
  • Implement and maintain orderly lease administration, financial management procedures and overall reporting, including monitoring all statutory charges and providing owners with recommendations for appeal against valuations as necessary
  • Ensure all lease and other documentation are fully executed and in place
  • Implementation of preventative maintenance services, including cleaning, security, repairs and maintenance, painting, air-conditioning, fire protection, lifts and emergency contracts and undertake regular cost reviews against the contractor’s performance to ensure “value for money”
  • Liaise with tenants regarding lease administration and policies/procedures relating to occupancy issues as well as supervision of tenancy fit-outs to ensure consistency and compliance with building objectives
  • Prepare monthly and annual narrative reports in accordance with the management agreement including financial data, data on variances to budget, arrears, vacant space, details of expenditure, contractors performance, details of defects within the building and remedial action being taken, business planning, swot analysis, market overview and investment advice
  • Control the collection and reconciliation of monies, including rentals, outgoings, and recoverable costs in conjunction with strict arrears management practices
  • Attend office and team meetings, and be an active contributor
  • Build ongoing relationships with other operatives within the business to source and refer opportunities correct utilization of company systems, inputting data to enable accurate reporting
  • Maintain electronic (MRI & Re-leased) and hard copy file management system assets, ensuring high standards of appearance at all times

Requirements:

  • Minimum of 3 years of relevant work experience in Commercial Property Management
  • Capable of independently resolving issues related to Commercial Management
  • Skilled in setting annual budgets and reviewing outgoings reconciliation for properties
  • Passionate about management and adept at collaborating with team works
  • Australian PR or Citizen
  • Valid Driver’s Licence and reliable car

Salary: $100k - $120k Package
