About the Role
A well-established and highly regarded real estate agency is seeking an experienced Relief Property Manager to join their professional and supportive Property Management team. This is a unique opportunity for an adaptable and customer-focused Property Management professional who enjoys variety and thrives in a fast-paced environment. As the Relief Property Manager, you will provide leave cover across the Property Management team, supporting both Property Managers and Inspection Consultants to ensure portfolios continue to receive exceptional service. Working across multiple residential portfolios, you will build strong relationships with rental providers and renters while maintaining high service standards and ensuring seamless portfolio management during team absences.
Key Responsibilities
- Provide leave cover for Property Managers and Inspection Consultants across residential portfolios
- Build and maintain strong relationships with rental providers and renters through exceptional customer service
- Manage day-to-day property management tasks, including maintenance coordination, lease renewals, rent reviews, arrears management, final inspections, and tenancy communications
- Review routine inspection reports and provide detailed updates to rental providers
- Conduct routine inspections, final inspections, ingoing condition reports, open for inspections, and private inspections as required
- Prepare notices and manage compliance in accordance with Victorian Residential Tenancies legislation
- Prepare and attend tribunal applications where required
- Coordinate insurance claims, client outgoings, and maintenance matters
- Maintain accurate portfolio records and provide detailed handovers to returning team members
- Work closely with internal teams to ensure seamless property management operations and exceptional service delivery

Requirements
- Minimum 2+ years’ experience in residential Property Management
- Current Victorian Agent’s Representative Certificate
- Solid understanding of the Victorian Residential Tenancies Act and relevant real estate legislation
- Experience conducting routine inspections, final inspections, and condition reports
- Previous tribunal (VCAT) experience is highly regarded
- Excellent communication and relationship management skills
- Strong organisational and time management abilities with the flexibility to adapt to changing priorities
- High attention to detail and a proactive, customer-focused approach
- Experience using PropertyMe, Inspection Express, Snug, or Tapi is highly regarded
- Current Australian Driver’s Licence and reliable vehicle
- Australian Permanent Resident or Citizen preferred
