Our Client is a Real Estate agency that specializes in commercial and residential property sales, management and marketing across the Southeastern suburbs. They are now looking for a Property Manager to join their team.
Responsibilities:
- Manage approx. 80 properties end to end
- Liaising with renters, owners & suppliers
- Prepare, attend and present any VCAT hearings for your portfolio including serving of NTV, breach notices or Bond claims
- Daily rental arrears and collection follow-up
- Complete monthly annual rent reviews/lease renewals as due, complete CMA report, rental increase negotiations as appropriate, and issue new leases as per RRP instructions
- Maintenance coordination and planning, including Minimum Standards & amp; compulsory safety checks
- Liaise and communicate with Owners Corporations as applicable
- Admin tasks including sending and generating templated letters, emails, SMS and maintaining accurate records within PropertyMe
- Completion of tenant transfers as required
- Invoice review and approval to accounts for payment in accordance with maintenance work orders
- Track and meet Key Performance Indicators (KPI’s) and attend regular one-on- one meetings.
Requirements:
- Current Agent’s Representative Certificate
- Victorian Full Driver’s License
- Excellent communication skills, highly organized & strong attention to detail
- Have a minimum of 1 year of experience as an Assistant Property Manager
- Great skills in time management and task management
- Team management experience
- Has experience using PropertyME / Inspection Express
Salary: $65k-$75k plus super plus bonus
