Responsibilities:
Listing and Leasing
- Manage approx.170 portfolios (mainly apartments), with Leasing and Admin Support
- Work 1 in 4 or 5 Saturdays with time in lieu
- Landlord lead management and listing management
- Completing the advertising process, including uploading photos and writing copy in line with marketing guidelines
- Conduct Open for Inspections (OFIs), and prepare the open schedule
- Liaising with owners on potential applicants and reporting on advertising campaigns and activities
- Receiving and processing tenancy applications in a timely manner
- Conduct the sign-up process – generating and signing the lease and bond claim form; calculating first rental payment and bond processing bond in a timely fashion
- Manage and maintain a low vacancy rate on a monthly basis
Management
- Maintain accurate and orderable property files at all times and ensure property inspections are carried out in a timely manner
- Liaising, mediating, negotiating, and advising tenants and owners of any issues regarding their tenancies or properties.
- Prepare detailed and accurate property reports and conduct “Ingoing” and “Outgoing” inspections ensuring that the information is accurate
- Prepare detailed owners and tenant reports
- Maintaining clear and concise lines of communication with owners
- Coordinate and manage current outstanding maintenance requests/ issues and advertising mediums
- Induct and educate the tenant and key handover
Financial
- Ensure all property “arrears” are controlled and that all payments are current
- Process as required including notice to vacate and VCAT proceeding if required
- Process bond paperwork as required including lodgements, transfers and claims
- Initiate VCAT processing and attend hearings if required
- Conduct rent reviews and issue rental increases as required/ instructed
- Process invoices and forward to accounts as required
- Control rental arrears and outstanding invoices levied against tenants
Requirements:
- Have at least 2 years of working experience as a Property Manager
- Experience in the Melbourne CBD market will be highly regarded.
- A thorough knowledge of Microsoft Excel, Word and Outlook
- Knowledge of relevant property legislation is required
- Knowledge of Real Estate CRM Systems (preferable REST, Inspect Real Estate and MyDesktop)
- Strong time management and task management skills
- Have Agent Representative Certificate
Salary: $70k - $90k plus super
