Our client is a premium real estate agency in the Southeastern suburb, They are looking for a Property Manager to join their team.
Responsibilities:
- Manage approx. 130 portfolios with Admin, Leasing and Trust Accounting support
- Process and approve Tenancy Applications
- Supervise the execution/sign up of Tenancy Agreements and associated documentation
- Arrange advertising for available rental properties in consultation with Landlord
- Where necessary, deal with rental enquires and conduct open for inspections
- Maintain regular, close contact with current Landlords
- Organise repairs and maintenance to managed properties
- Conduct six monthly periodic inspections of managed properties
- Deal with all correspondence in relation to the portfolio of properties managed
- Action and follow up rental arrears lists daily
- Take appropriate action against tenants in arrears
- Prepare, lodge and present applications to Tribunal (as necessary)
- Authorise payment of clients’ outgoings / invoices
- If required, attend to clients’ – Insurance payments / Insurance claims
- Work1 in 4 Saturdays with a day in lieu
Requirements:
- Academic Qualifications: Completion of Agents Representative Course
- Knowledge of the Residential Tenancies Act
- Knowledge of the Anti-Discrimination Act
- Knowledge of the Trade Practices and Fair Trading Acts
- Basic accounting knowledge
- Local area knowledge
- Intermediate Microsoft Word, Email and Excel
- Intermediate knowledge of Trust Manager
- Basic computer problem-solving skills

- Provide prompt response to referrals from other Departments and report on outcomes so that they are encouraged to keep referring
- Prompt referrals to other Departments to maximise opportunities

Salary: $70k-$80k incl super plus approx$16k annual bonus
