Experienced Property Manager ( NSW)

About our client

Our client is specialising in leasing both commercial and residential properties in Sydney. Having achieved remarkable results for investors, homeowners and developers. They’re also providing renting, selling, asset management and home loan advisory.

Responsibilities:

• You will be discussing with the owner about the leasing campaign, progress, and tenant approval. The leasing consultant will handle the rest of the leasing work e.g. advertising, enquiry management, inspection, and lease preparation.  
• Property Me Automation will send arrears notices and SMS. You will get involved when the arrears is 7 days or above.
• The tenant will report their repair requests predominantly through two channels or AI chatbot. You will handle the whole process.
• The routine inspection will be arranged and completed by the leasing consultant. You will need to attend to any maintenance issues found.
• The leasing consultant will complete an Exit & Entry Inspection & Report. You will need to physically view the property before the new tenant moves in. You do not need to run any routine inspections. You will need to handle the bond deduction, negotiate with the vacated tenants, and arrange necessary repairs.
• If any new management comes in, you will need to prepare the New Managing Agency Agreement and set up the files in PropertyMe. The leasing consultant will take care of the leasing work.
• Other tenancy issues such as keeping pets and rent compensation will need to be handled by the property manager as well.
• Property and leasing consultant will cover each other if either is on annual leave.

Requirements:

• Ethical, honest and transparent
• Able to manage up to 250 apartments ( maximum) with office support
• Well-spoken and written in English
• A people person
• Good time management skills and ability to multi-task
• Pro-active personality
• A great Team player
• Determined to be in a PM role for the next three years.
• Assertive, able to negotiate, and confident.
• Great English and Chinese speaking skill
• Able to work as a Full Time from Monday to Friday, NO SATURDAY!
