Our client is seeking an experienced Property Manager to independently manage an established residential property portfolio.

This is a full-time, Monday-to-Friday position. The portfolio predominantly consists of apartments across Melbourne CBD and nearby inner-city locations.

We are looking for someone with solid local property management experience who is confident managing day-to-day portfolio matters independently and communicating professionally with both English-speaking and Chinese-speaking clients.

Key Responsibilities

  • Independently manage an established and well managed residential property portfolio from 170 -200.
  • Build and maintain strong relationships with rental providers and renters
  • Coordinate repairs, maintenance and contractor appointments
  • Manage rent arrears, breaches and other tenancy-related matters
  • Conduct and coordinate routine, entry and exit inspections
  • Manage lease renewals, rent reviews, lease transfers and vacate processes
  • Ensure properties meet Victorian rental minimum standards and compliance requirements
  • Prepare and manage RDRV and VCAT matters where required, including attending hearings
  • Coordinate advertising, leasing and tenancy applications for vacant properties
  • Liaise with Owners Corporations, Building Managers, contractors and other relevant parties
  • Provide regular updates and reporting to rental providers
  • Maintain accurate records and ensure matters are attended to promptly and professionally

About You

To be successful in this role, you will ideally have:

  • Previous 2 years + residential property management experience in Victoria
  • The ability to independently manage a property portfolio
  • Good working knowledge of the Residential Tenancies Act and Victorian property management requirements
  • Strong communication, organisation and time-management skills
  • Confidence handling maintenance, arrears, compliance and tenancy disputes
  • Experience with VCAT and/or RDRV matters would be highly regarded
  • A valid Agent’s Representative qualification or relevant Victorian real estate qualification
  • Full Australian working rights
  • Fluent English and Chinese speaking skill is preferred
  • A current Victorian driver’s licence would be advantageous

Salary: $85k -$100k package + bonus
