Our client is a Sydney-based large property service company that offers a great working environment, culture and promotion opportunities. They are now looking for a Building Manager to join their team.
Responsibilities:
- Ensure all company computerised compliance and risk management platforms are kept up to date and items are completed within nominated timeframes.
- Ensure compliance with Environmental and Occupational Health and Safety requirements including contractor induction, the revision of site-specific risk management plans and safe work method statements.
- Develop an active and visible workplace team that is proactive, responsive, dynamic, engaging, and agile.
- Ensure the team is well-trained on all facilities’ policies, procedures and systems.
- Track and monitor performance metrics and indicators for the site
- Actively look for ways and provide recommendations to improve building performance, ensuring a focus on presentation, plant/equipment operation and safety/risk compliance
- Ensure the efficient operation of all essential services within the assets; as well act as the primary liaison for all retailer queries relating to essential services
- contractor works, ensuring compliance and Australian standards are adhered to and deadlines are met to ensure tenancies are opened in a timely manner
- Ensure allocated budgets are adhered to & variation management processes are complied with agreed budget and be able to seek a solution to improve service and reduce cost
- Manage day-to-day requests from Residents
- Work closely with the Strata Manager
- Enforce strata by-laws and ensure they are adhered to by all Residents and Contractors
- Dealing with various contractors to carry out service maintenance and repairs
- Act as an on-site liaison person for dealing with complaints from occupiers, service calls and maintenance contractors
- Maintain the Building Management system
- Manage emergency repairs
- Obtain competitive quotation
- Prepare and submit monthly reporting
- Dispute resolutions
Requirements:
- General understanding of BCA (building code Australia) and building defects knowledge.
- At least 3 years of working experience in Operation/Building Management (preferably managing 100-plus lot schemes).
- Previous experience in managing Strata Committees and overseeing AGM’s.
- A working knowledge of Workplace Health and Safety.
- Demonstrated work experience in managing quotes and tradespersons.
- Proficient in Microsoft Word, Excel and Outlook.
- Excellent communication skills both written and verbal.
- Mandarin speaking skill is required
Salary: $80k-$90k package
