Key Overall Responsibility
To manage the day to day responsibilities of a Property Management Portfolio.
Tasks/Responsibilities
Manage Rental Portfolio
- Conduct regular routine inspections when scheduled and promptly action maintenance and reports
- Monitor rent arrears daily and action
- Manage tenancy renewals under time constraints and increase rents where possible
- Issue and follow up on property maintenance work orders
- Conduct entry and exit inspection reports in a timely, thorough fashion
- Issuing of breach notices and other notices as required
- Manage bond refunds
- Conduct new Tenancy Sign Ups
- List available property for rent and provide regular accurate feedback to relevant parties
Administrative
- Preparation of lease agreements, bond forms, Tenant Sign Up Packs, entry and exit reports
- Develop and update procedural manuals specific to role
- Train others, as required
- Lodgement and monitor of insurance claims on behalf of Clients
- Preparation and lodgement of Tribunal claims on behalf of Clients and attend as their representative
- Ensure accurate filing of all documents either electronically or in hard copy in conjunction with the Assistant Property Manager
- Record all appointments in electronic diary
- Receipt rents as required
- Answer phone calls as required
- Participate in resolving Tenancy disputes when and if required
- Approve invoices for payment
General
- Maintain high quality standards in delivery of services
- Keep up to date with relevant legislation
- Utilise the use of emails for providing information to Clients, Tenants, Tradespeople etc where possible
- Advise Clients of activity relating to their investment property and ways of improving rental returns with property improvements and maintenance
- Do all things instructed by the Client provided it is within the provisions of legislation and our Managing Authority
- Help develop the company culture and morale
- Provide monthly reports to management
- Minimise costs and outlays to the Agency
- Ensure effective application of all procedures for which this role is accountable
- Attend all training sessions, conferences, seminars, meetings and work functions as directed by management
- Alert management to potential or known problems promptly
- Adhere to minimum business standards as supplied
- Attend to complaints in a prompt and courteous manner
- Participate in ongoing performance reviews
- To maintain a corporate and professional level of dress at all times
- Other duties as may be required from time to time
Key Skills, Qualifications and Attributes
- Current Registration
- 3 years of Property Management experience
- VCAT experienced
- Current Drivers Licence
- Knowledge of relevant legislation

Salary: $60k-$65k plus super
