Property Manager – Premium Portfolio

About the Role

Our client is seeking a highly proactive, solutions-focused Property Manager to join their team and manage a portfolio of premium residential properties.

This opportunity is suited to someone who goes beyond simply managing a portfolio. They are looking for a problem-solver with strong logical thinking, excellent organisational skills and a genuine interest in improving systems and processes.

You will be trusted to take ownership of your portfolio, anticipate issues before they escalate and make sound decisions without requiring constant direction. If you are self-motivated, commercially minded and take pride in delivering a premium level of service, this could be an excellent opportunity for you.

Key Responsibilities

• Portfolio Management: Independently manage a residential portfolio of approximately 80–150 properties, maintaining a high standard of service to rental providers and renters.
• End-to-End Property Management: Manage all aspects of the portfolio, including lease renewals and negotiations, inspections, maintenance, arrears, rent reviews and tenancy-related matters.
• Process Improvement: Review and improve day-to-day property management procedures and workflows to increase efficiency and enhance the client experience.
• Proactive Problem Solving: Identify potential issues early, assess risks and implement practical solutions before matters escalate.
• VCAT & Compliance: Manage complex tenancy matters and represent the agency at VCAT when required, while ensuring compliance with Victorian residential tenancy legislation.
• Client Relationship Management: Build strong, professional relationships with rental providers and renters through clear communication, responsiveness and sound judgement.
• Ownership & Accountability: Take full responsibility for your portfolio and follow matters through to resolution rather than relying on constant supervision or escalation.

About You

You are an experienced Property Manager who combines strong technical knowledge with maturity, initiative and sound judgement.

You will ideally demonstrate:

• Solid experience managing a residential property portfolio independently
• Excellent logical, analytical and problem-solving skills
• A proactive approach — you anticipate what needs to be done rather than waiting for instructions
• Strong organisational and time-management skills
• Confidence handling complex tenancy matters and disputes
• VCAT experience
• High emotional intelligence and the ability to remain composed under pressure
• Strong communication and negotiation skills
• High levels of integrity, accountability and attention to detail
• A genuine interest in improving systems, processes and operational efficiency
