About the Role
A well-established and reputable real estate agency is seeking an experienced Senior Property Manager to join their professional team. This is an excellent opportunity for a confident Property Manager who enjoys building strong relationships with landlords and tenants while taking ownership of a residential property portfolio.
You will be responsible for the end-to-end management of your portfolio, including tenancy management, inspections, maintenance, rent collection, compliance and client communication. Working closely with leasing, BDM and administrative teams, you will play an important role in delivering a high standard of service and maintaining strong client relationships.
Key Responsibilities
- Manage 220 apartments across the full tenancy lifecycle, from lease commencement through to renewal and termination.
- Build and maintain strong relationships with landlords and tenants, responding to enquiries and resolving issues professionally and promptly.
- Manage lease agreements, renewals, terminations, notices, bond matters and tenancy documentation in accordance with NSW legislation.
- Monitor rental payments, manage arrears and ensure rent increases are processed accurately and compliantly.
- Conduct exit inspections, identify maintenance requirements and coordinate repairs with owners and contractors.
- Maintain properties to a high standard while ensuring compliance with relevant residential tenancy, health and safety requirements.
- Provide owners with regular updates, rental and arrears reports, maintenance recommendations and advice on rental pricing and property performance.
- Maintain accurate property records and documentation using property management software such as PropertyTree.
- Collaborate with Leasing, BDM, maintenance and administrative teams to ensure efficient portfolio management and service delivery.
- Support junior team members and contribute to a positive and collaborative team environment when required.

Requirements
- At least has 2 years’ experience as a Property Manager.
- Strong knowledge of NSW residential tenancy legislation and property management compliance.
- Excellent communication and relationship management skills.
- Strong organisational skills with the ability to manage multiple priorities and deadlines.
- Confident handling of maintenance, arrears, lease renewals and tenant matters.
- High attention to detail and strong administrative capability.
- Experience using property management software, ideally PropertyTree.
- Current NSW Certificate of Registration or Real Estate Licence.
- A proactive, professional and client-focused approach.
Salary: $95k-$110k package plus bonus
