About the Role
A well-established, highly regarded property management business is seeking an experienced Property Manager to join its stable, supportive team. This role is responsible for managing a well-maintained portfolio of approximately 180 properties in Melbourne. The position offers a highly structured working environment, with two dedicated Leasing Agents, Admin and Finance support, and dedicated office management support, allowing you to focus on portfolio management, client relationships, and delivering a high level of service.
Key Responsibilities
- Manage a well-maintained residential portfolio of approximately 180 properties
- Build and maintain strong relationships with landlords and tenants
- Oversee day-to-day property management, including maintenance, inspections, rent reviews and lease renewals
- Manage arrears, breaches, compliance and other tenancy-related matters
- Coordinate maintenance requests and work closely with contractors and service providers
- Ensure properties are well maintained and managed in accordance with relevant legislation
- Work collaboratively with the Leasing, Admin and Finance teams to ensure smooth portfolio operations
- Provide a high level of communication and service to property owners and tenants
- Utilise property management technology to streamline workflows and improve efficiency

Requirements
- Previous experience as a Property Manager in the Australian residential property management industry
- Proven experience managing a residential portfolio independently
- Strong understanding of Victorian residential tenancy legislation and compliance requirements
- Excellent communication and relationship management skills
- Strong organisational and time management abilities
- Close attention to detail with the ability to manage competing priorities
- Professional, proactive and client-focused approach
- A current Victorian Agent’s Representative Certificate or Real Estate Licence
- Valid Australian driver’s licence and reliable vehicle preferred
- Experience with modern property management software is advantageous
Salary: $90k-$95k package plus bonus
