Our client is a Real Estate agency with a primary focus on residential property sales, management, and marketing in the Southeastern suburbs. They are now looking for a Property Manager to join their team.

Responsibilities:

  • Manage approx. 170 end-to-end portfolios
  • Liaising with renters, owners & suppliers
  • Prepare, attend and present any VCAT hearings for your portfolio including serving of NTV, breach notices or Bond claims
  • Daily rental arrears and collection follow-up
  • Complete monthly annual rent reviews/lease renewals as due, complete CMA report, rental increase negotiations as appropriate, and issue new leases as per RRP instructions
  • Maintenance coordination and planning, including Minimum Standards & amp; compulsory safety checks
  • Liaise and communicate with Owners Corporations as applicable
  • Admin tasks including sending and generating templated letters, emails, SMS and maintaining accurate records within PropertyMe
  • Completion of tenant transfers as required
  • Invoice review and approval to accounts for payment in accordance with maintenance work orders
  • Track and meet Key Performance Indicators (KPI’s) and attend regular one-on- one meetings.
  • Saturday work to be discussed
  • Portfolio located near the agency
  • No existing VCAT cases in this portfolio. Clean and tidy

Requirements:

  • Current Agent’s Representative Certificate
  • Victorian Full Driver’s License
  • Excellent communication skills, highly organized & strong attention to detail
  • Have a minimum of 2 years of experience as a Property Manager
  • Great skills in time management and task management
  • Has experience of using Property Tree, Inspection Express and IRE software
  • Excellent English speaking skill, Mandarin speaking skill is preferred

Salary: $70k - $80k plus super
