Property Manager

 Responsibilities:

• In charge of a portfolio size from 100-180 depending on experience
• Adhering to legislation on processes and procedures. 
• Drawing up leases where necessary.
• Conducting property inspections.
• Undertaking final property inspections.
• Collecting and following up on rent or arrears.
• Completing general tenancy agreements where needed.
• Attending to and coordinating maintenance, repairs and unsafe scenarios in a timely manner.
• Liaising with tradesmen to attend to such work.
• Completing entry condition reports and routine inspections.
• Communicating with Owners Corporations.
• Risk management strategies.
• End of tenancy procedures including claiming of bond money.
• Issuing notices; including rent reviews and lease renewals.
• Screening tenants where needed
• VCAT preparation and attendance.
• Invoice entering/processing.
• Termination and eviction of lease procedures.
• Complying with property safety standards.
• Maintain up-to-date records and contacts with past clients.

• Growth of Prospective Landlord Database
• Client satisfaction and minimal complaints
• All outstanding maintenance items, routine inspections, lease renewals and rent increases are up to date and scheduled by the end of the week or the month

Requirements:

• Has at least 1 year of working experience as a Property Manager
• Agent Representative Certificate is required
• Strong skill in time management and task management
• End of tenancy procedures including claiming of bond money
• Strong communication strategies to deal with difficult situations and complaints
