A boutique development company which is focusing on premium market projects now is seeking for 4-5 years experienced Projects Development Manager to join their team.

Reporting to the Managing Director and Executive Director of the company, your role includes the following: 

• Provide detailed analysis and expert advice in relation to project feasibility 

• Validate financial reporting at both corporate and project levels to ensure they provide accurate information for internal use as well as for use by external stakeholders. 

• Work side by side with Project Architect to provide effective project management, including the project budget and schedule. 

• Ensure all contractual obligations are met and communicated effectively. 

• Procure and negotiate sub-contracts through to final account. 

• Take a lead role in contracts administration of all claims, variations, progress payments and contract correspondences. 

• Conduct market research and provide market intelligence on pricing as well as the features (e.g. size/layout/finishes) desired by the market. 

• Work with suppliers to produce all sales and marketing materials. 

• Participate in the sales and marketing of the projects in other countries, particularly Singapore, Malaysia and China. Additionally, liaise with representative sales agents from these countries to ensure the sales of the properties are conducted appropriately. 

• Establish and manage the Leasing Department of the company to ensure the in-house properties are leased promptly and the relevant contracts administered effectively. 

• Manage sales contracts for all projects, these include the collection of 10% deposit which will be held by the solicitors and liaise with the purchasers or purchasers’ agent to complete the required documentation for the contract to take its full effect. 

• Attend meetings or participate in activities relating to the projects, these include site meetings, inspection by valuers and bankers and liaison with other stakeholders. 

• Respond to all correspondences (particularly email) relevant to the Project Division and Marketing Division. 

• Assist to prepare documents (mainly pertinent to projects and sales & marketing) required by the Managing Director. 

• Monitor project documentation actively and be responsible for its maintenance and filing. 

• Liaise with clients, stakeholders and external consultants. 

• Manage and supervise any projects/marketing executives/coordinators. 

• Any other duties that may be assigned by the Managing Director and Executive Director. 

• Evaluate external consultant’s proposal and manage any tendering process. Liaise with clients, stakeholders and external consultants when necessary. 

• Manage investor relations, this includes preparing presentations and/or financial reporting for the investors and support the Managing Director with the required resources to meet the demands of investors.
